TOURIST AND ANNUAL RENT

Our services include

1
- Advice and orientation on prices in the market, conditions of rent, occupation rules,
expenses, etc

- After checking the accommodation and depending on the number of rooms,
location, capacity, views, terrace and comfort, a certain price will be set, always
comparing prices in the market.
- Rrent conditions, rules and expenses, all of them are included in section number 8.

2- Maintenance of apartments policy:
- We adapt all apartments for its rent. We also check on them between tenants.

3- Cleaning accommodation policy:
- If the owner requires it, we clean the apartments before renting them.
- When tenants leave, we clean up the apartment for next tenants coming in.

4- Reparation and/or furniture policy:
- In case of any damage caused by its deterioration or caused by customers, we are
in charge of reparations in the shortest period of time possible.
- We are also in charge of changing furniture if required.

5- Key policy:
- We always deliver a pair of set of keys to customers and the agency keeps one to
solve any problem might happen while clients’ absence.

6- Collection of lease:
- Following our business policy, before writing the contract, our clients will deliver 50%
of the total amount which must be paid through a bank transfer or a money order.
The 50% left must be paid in cash on the day of entry, only for tourist rent.
- For an annual rent and as law dictates, tenants will be able to pay rent to the agency
on the first ten days of each month.

7- Clients’ captation across advertising:
- Apartments’ offer through the web page: www.palandriu.com
- Clients’ capitation across the publication of the apartments in different web pages:
Catalan, Spanish and even European.
- If possible and if structure allows it, we also combine it with the use of posters.

8- Writing of Tenancy agreement with customers.
- In the written tenancy agreement will be shown all personal details of tenants, the
price they will have to pay before entering , day and time of entry and leaving, the
deposit amount, etc.
- Other rules and steps to follow are included in this section while customers’ stay: an
overcapacity is forbidden, payment of debt before entering, payment for possible
damages, in case of cancellation, etc.; only for tourist rent.
- When it comes to an annual rent other clauses are included besides the ones
mentioned before: any building work is forbidden, litter taxes must be paid,
prohibition for tenants to rent , etc.
- If owner s consider, it is always possible to add other clauses or special rules: pets
forbidden, kind of client wanted, etc.
- Tenants will always have to deliver a signed rental agreement before entering the
apartment.

9- Deposits:
- For annual (2 months) or tourist rent (150€), customers must pay the corresponding
amount before entering the accommodation.

10- Review of accommodation at the end of contract.
- Once the contract is finished, we proceed at the supervision of the apartment to check
everything remains in perfect estate; we look for possible damages, missing furniture
or implements or even any housing deterioration. If any of these takes places, tenants
must pay for all damages caused.

11- Accommodation service and status of tenant:
- We always take care of our customers as much as possible which makes a big
difference between us and the rest of companies, we escort customers to
accommodations if required, and we also check that everything works in a proper way
before their entry.

12- Monitoring of electricity consumption:
- In accommodations with air conditioning, an initial and final checking on the
consumption of electricity is done to control the level of use and to try to avoid a bad
use itself. If there is an overconsumption we will proceed to charge it on the deposit.

13- Customer service:
- In case of any problems or doubts that may come out, we are available 8 hours per day
to try to solve them. Our agency remains open non-stop from 9.00 a.m to 1.00 p.m
and from 4.00p.m to 8.00p.m. Sundays and bank holidays closed.
